Deputy Accommodation Manager

Location: Luton

Temporary Full Time

Salary: £14.61 per hour

Full-Time Temporary (Potential to become Permanent)

(Mon - Fri 08:30 - 16:30)

We are looking for a Temporary Deputy Accommodation Manager to work for our Housing Client in Luton ASAP on a Temporary basis with a potential opportunity of going Permanent

The Client is looking for someone to:

• Support the Accommodation Manager to implement the local risk management controls ensuring customers, contractors, partners and staff live or work in a safe environment

• Support the local delivery of the Client’s operational plans ensuring KPI’s are achieved, contractual obligations met and maximising occupancy and income

• Work collaboratively with central services and the NHS Trust promoting engaging and positive relationships

• Deputising for the Accommodation Manager

Role includes:

  • Assist in building the annual site budget, maintaining accurate financial records including accruals/forecasting and complying with financial procedures
  • Assist in maximising the Client’s income by taking prompt action to manage rent arrears including providing support/signposting, issuing legal proceedings, attending court to give evidence, maintaining accurate transaction records, processing payments efficiently and recovery of rechargeable services
  • Assist in maximising occupancy levels by applying the voids and allocations process effectively including updating the local housing waiting list, working collaboratively with partners on nominations, promptly shortlisting and verifying potential residents and support the delivery of local marketing initiatives to attract prospective customers.
  • Support the Accommodation Manager to provide a safe environment for staff, residents, contractors and partners. This includes helping to monitor repair standards and contractual obligations delivered in and out of hours escalating issues to the Accommodation Manager as required
  • Assist in maintaining compliance records for the site by working with Asset Services covering gas, electrical, portable testing, water hygiene, asbestos, lifts, fire risk assessments and health and safety inspections
  • Provide a comprehensive tenancy management service balancing support, enforcement and engagement. Assist the Accommodation Manager to investigate and resolve complaints. Ensure the Client provides support to their diverse residents including assistance with welfare benefits, safeguarding and anti-social behaviour. Support the Accommodation Manager to deliver site related initiatives for resident engagement and consultation utilising a range of feedback platforms
  • Ensure the site office is maintained to a high standard, operates in line with agreed contract terms and complies with health & safety management procedures
  • Keep up to date with knowledge of best practice, regulation and legislation relating to the provision of property and housing management

Knowledge required:

• Understanding of Keyworker services including best practice, the regulatory framework and relevant legislation within which Registered Providers operate

• Knowledge of housing legislation and requirements for housing in multiple occupation

• Understanding of property and housing management key principles

• Knowledge of health & safety and compliance in a residential setting

• Knowledge of equality and diversity good practice

Skills required:

• Microsoft (Word, Excel, PowerPoint, Outlook, CRM Dynamics)

• Project delivery

• Contract delivery

• Effective communication skills

• Budget management
